Building Certificates

From 1st Oct 2008 the EU Energy Performance Directive requires buildings to have Energy Performance Certificates (EPC’s) and Display Energy Certificates (DEC’s).

In preparation, GET Solutions have assembled a national team of project managers, professional surveyors and software developers to create a practical solution for compliance and certification.

Display Energy Certificates (DEC)

Despite the need for every business to improve its energy efficiency, the starting point for those improvements isn’t always obvious to many business owners.  Display Energy Certificates (DEC’s) offer a focused blueprint for understanding the drivers, risks, costs and benefits associated with energy efficiency.

Advisory Reports

DEC's are always accompanied by an Advisory Report, derived from an on-site survey and management discussion. This clarifies the measures that are most likely to improve the energy consumption both of the building and the business activity in the most cost effective way.

Essentially, the advisory report forms a blueprint to maximise the performance of buildings, operations, management and staff.

From Oct 1st 2008 a DEC (or evidence showing commitment to having a DEC) will be required for public buildings with floor areas above 1000m2.

The DEC will have to be publicly displayed showing an A-G rating for the operational rating of the building (CO2/M2).

In the first year the DEC is to be accompanied with an Advisory Report (AP).  A new DEC must be produced each year and the AP is renewable after 10 years.

All DEC's must be signed and registered by an accredited assessor.

Energy Performance Certificates (EPC)

From April 1st 2008 all new builds must have had an EPC and by Oct 1st 2008 EPC's will be required to sell or rent premises with floor areas above 500m2

The EPC does not have to be publicly displayed but must be made available to tenants by landlords.

EPC's provide an insight into the energy performance of a building and allow comparisons of operational cost to be made.  As such, they will have a potentially significant impact on the value of a building in the market place.

The EPC is produced following a specialist technical survey, the results of which are presented in a clear, easily followed format that can be understood by non-specialists in the context of how buildings generally perform.

Not only does the EPC provide a ‘snapshot’ of building performance; it also recommends different ways in which it can be improved, focusing both on the structural fabric as well as the heating and ventilation elements.

The EPC is valid for 10 years, and all EPC’s must be created and registered by an accredited assessor.
